1. Introduction

This Privacy Policy describes how Lead Skills, LLC (“Lead Skills,” “we,” “us,” or “our”) collects, uses, shares, and protects personal information gathered through the website at hardmoneylendersoflosangeles.com (the “Site”). The Site is operated as a lead generation service that connects consumers interested in hard money financing with participating lenders who may be able to provide that financing. We are not a lender. We do not make loans, take loan applications, issue loan commitments, set rates or terms, or make credit decisions.

Because we collect non-public personal information in connection with a financial product or service you are exploring, we are considered a “financial institution” under the federal Gramm-Leach-Bliley Act (“GLBA”). This Privacy Policy is designed to satisfy our obligations under the GLBA and applicable state privacy laws.

2. Information We Collect

We collect the following categories of information when you visit the Site, submit an inquiry, or otherwise interact with us:

  • Identifiers. Name, email address, phone number, mailing address, and other information you provide when completing a form.
  • Property and investment information. Property address, property type, approximate value, loan amount requested, exit strategy, project timeline, and other details about the transaction you are exploring.
  • Financial information. General information you provide about your investment experience, liquidity, credit profile, or existing debt that is relevant to matching you with a lender. We do not ask for Social Security numbers or full bank account numbers through the Site.
  • Usage data. IP address, browser type, device identifiers, pages visited, referring URLs, and approximate location, collected through cookies, pixels, analytics tools, and server logs.
  • Communication records. Records of your calls, text messages, emails, and chat conversations with us, including any recordings or transcripts where permitted by law.

3. How We Use Your Information

We use the information we collect to:

  • Match your inquiry with one or more participating lenders who may be able to provide financing;
  • Respond to your questions and follow up on your inquiry by phone, SMS, or email with your consent;
  • Verify identity, prevent fraud, and meet legal or regulatory obligations;
  • Operate, maintain, analyze, and improve the Site and our services;
  • Measure the effectiveness of our marketing and improve user experience; and
  • Enforce our Terms of Service and protect our rights, property, and users.

4. How We Share Your Information (GLBA Disclosure)

We share the information described above as follows:

  • Participating lenders. When you submit an inquiry, we share your information with one or more participating hard money lenders so they can evaluate whether to contact you and extend an offer. A current list of participating lenders is available upon request.
  • Service providers. We share information with vendors that host our Site, deliver communications on our behalf, provide analytics, fight fraud, or otherwise support our operations. These providers are contractually required to use your information only to provide services to us.
  • Legal and safety. We may disclose information when we reasonably believe it is necessary to comply with law, respond to lawful requests from government authorities, enforce our agreements, or protect the rights, safety, or property of Lead Skills, our users, or the public.
  • Business transfers. If Lead Skills is involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale of all or a portion of its assets, your information may be transferred as part of that transaction.

We do not sell your personal information for money, and we do not share your information with unaffiliated third parties for their own marketing purposes without your consent.

5. Your Right to Limit Sharing

When you submit an inquiry through the Site, you authorize us to share your information with participating lenders so that they may contact you and evaluate your request. That sharing is an essential part of the service and is the reason the service exists; if you do not want your information shared with participating lenders, do not submit an inquiry.

You may still limit certain other uses of your information by contacting us:

  • To opt out of marketing emails, follow the unsubscribe link in any marketing message or email us at [email protected].
  • To opt out of marketing text messages, reply STOP to any message.
  • To ask us to stop calling you, tell the caller or email us.
  • To request that we delete or correct information we maintain about you, use the contact details in Section 10. Participating lenders who have already received your information have their own privacy practices and you will need to contact them separately.

6. Data Security

Consistent with the GLBA Safeguards Rule, we maintain administrative, technical, and physical safeguards reasonably designed to protect the security, confidentiality, and integrity of the personal information we collect. These include access controls, encryption in transit, vendor due diligence, and regular review of our information security program. No system is completely secure, and we cannot guarantee that unauthorized access or disclosure will never occur. You are responsible for keeping your own login credentials and devices secure.

7. Your Choices

Depending on where you live, you may have the following rights:

  • Access. Request a copy of the personal information we maintain about you.
  • Correct. Ask us to correct information that is inaccurate or incomplete.
  • Delete. Ask us to delete information we collected, subject to exceptions allowed by law.
  • Opt out of SMS. Reply STOP to any text message to stop further texts.
  • Opt out of phone calls. Tell the caller or email us, and we will add you to our do-not-call list.

8. Children’s Privacy

The Site is intended for adults aged 18 or older. We do not knowingly collect personal information from children under 13. If we learn that we have collected information from a child under 13, we will delete it. If you believe a child has provided us with personal information, please contact us.

9. Changes to This Policy

We may update this Privacy Policy from time to time. When we make material changes, we will post the updated policy on this page and update the “Last updated” date. Your continued use of the Site after any change means you accept the updated policy.
